Opus has started construction on Envision 56, a new Class A speculative industrial project in Chandler, Arizona. The development consists of two buildings totaling 125,000 square feet and is located near North 56th Street and West Chandler Boulevard. The project is designed to offer smaller tenants access to modern single-user industrial space, which is uncommon in the area.
Matt Visnansky, vice president and general manager of real estate development with Opus, said, “The vast majority of new speculative industrial development in and around Phoenix has focused on large, multi-tenant buildings that are designed for larger users. Clearly there’s demand for those larger footprints, but that focus has inadvertently kept smaller users out of modern Class A space. We’re excited to begin construction on a product that’s really geared toward those smaller users.”
Envision 56 occupies eight acres within a heavy industrial zone on Chandler’s west side, close to major highways Interstate 10 and Loop 202. City officials have expressed support for the project.
“Chandler continues to attract high-quality development projects that strengthen our local economy and create opportunities for our community,” said Mayor Kevin Hartke. “We appreciate Opus’ investment in Envision 56, which will transform this site into a modern industrial development that complements the surrounding area and contributes to Chandler’s long-term growth.”
Micah Miranda, Chandler’s Economic Development Director, stated, “Opus’ investment in Envision 56 highlights the continued demand for the West Chandler Employment Corridor. This project not only enhances the area’s industrial capacity but also reflects the City’s commitment to fostering a business-friendly environment where companies can thrive and our workforce can prosper.”
The first building at 375 N. 56th St. will be 37,000 square feet with a clear height of 28 feet and four dock doors. The second building at 385 N. 56th St. will be 88,000 square feet with a clear height of 32 feet and six dock doors. Both buildings will feature secure truck courts, significant electrical capacity (2500 amps), drive-in doors, clerestory windows, and parking for a total of 310 vehicles—including eight spaces equipped for electric vehicles.
Opus serves as developer, design-builder, architect, and structural engineer for Envision 56. Completion is expected by June 2026. Mark Krison and Luke Krison from CBRE are handling leasing.
Opus is based in Minneapolis with operations nationwide focusing on commercial real estate development including industrial projects like Envision 56.
