Ryan Companies US, Inc., a national commercial real estate solutions provider, announced today the financial closing and commencement of construction for Schrader Farms Business Park. The business park, located at the northwest corner of Queen Creek and McQueen roads in Chandler, Arizona, will feature three industrial buildings totaling over 432,000 square feet.
“As the Phoenix market continues to experience speculative industrial deliveries, we are thrilled to break ground on an infill project that will benefit a variety of users in a high barrier to entry submarket,” said Josh Tracy, senior vice president of real estate development at Ryan Companies. “Given this project’s prominent and strategic location in the East Valley, it will suit users looking for space to fulfill their manufacturing, logistics and supply chain needs.”
Schrader Farms Business Park is strategically situated near Chandler Municipal Airport and close to major highways including Loop 101 and 202 interchanges, Arizona State Route 87, and Interstate 10. This positioning aims to capitalize on the anticipated population growth in the East Valley region. According to the Maricopa Association of Governments, an additional 400,000 residents are expected by 2050.

Each building within Schrader Farms Business Park will feature its own privately secured yard, 32’ clear heights, LED site lighting, air-conditioned warehouse space, an ESFR sprinkler system, as well as ample vehicle and trailer parking. Nearby corporate users include Intel, FedEx, Cardinal Health, along with various semiconductor-related businesses supporting Chandler’s economic ecosystem.
The project is being developed and built by Ryan Companies with Deutsch Architecture Group serving as the architect of record. JLL Senior Managing Directors Pat Harlan and Kyle Westfall along with Executive Vice President Jason Moore represented Ryan Companies in the transaction. Executive Managing Director Steve Larsen and Managing Director Bill Honsaker represented the seller.
Completion of Schrader Farms Business Park is expected by Q3 2025.
